Tenants who fail to meet certain obligations under Ghana’s rent laws could face eviction, Acting Commissioner of Rent Control Frederick Opoku has cautioned.
According to him, owing rent, keeping a property in an unhygienic condition, engaging in the sale of drugs, and bringing multiple partners into a rented home are among behaviours that could give a landlord grounds to seek a tenant’s eviction.
Speaking in an interview on Neat FM on August 21, 2026, Mr Opoku stressed that paying rent does not give tenants unrestricted freedom to use a property however they please.
He said both parties in a tenancy agreement have responsibilities that must be respected to maintain order and stability within the rental sector.
“Grounds on which a landlord can evict you from his house if you are a tenant and you feel that because you have paid money, that is all, it doesn’t work that way.
“No tenant should owe his landlord or landlady. If you owe rent for one month, the landlord can evict you. Secondly, as a tenant, you need to keep the house clean. If the place becomes too dirty, you can be evicted. If you are selling drugs, you can be evicted. Also, if you bring multiple men or women into the house, you can be evicted.
“This happens because, in our tradition, children learn from us. So, if you bring multiple men or women into the house, you can be evicted because the children will learn from that,” he said.
Mr Opoku’s comments highlight the need for tenants to understand that their obligations extend beyond the payment of rent.
He further urged tenants and landlords to familiarise themselves with the relevant rent regulations and conduct themselves in ways that prevent unnecessary disputes over tenancy arrangements.
